Seriously speaking, though, the number one regret I hear isn’t from buyers. It’s from potential buyers, from people who’ve been wanting to own a place in Eretz Yisrael for years but never did anything about it, from people who’ve looked into property here but didn’t end up acting on it, from people who asked me for advice on buying a dirah and then didn’t end up following through. 

So, it’s not buyer’s remorse, but non-buyer’s remorse?

Exactly. It’s the shame of inaction. There are people who’ve been talking about buying in Eretz Yisrael for 5, 10, 15, even 20 years or more but never followed through, for whatever reason. Maybe they were afraid of the political climate or terror attacks devaluing real estate, or maybe they were afraid that certain outlying neighborhoods would never take off, or they felt like dirahs were more money than they wanted to spend. But now, all these years later, they’ve been completely priced out of Yerushalayim, even the outermost neighborhoods; they can no longer afford Ramat Beit Shemesh; and they’ll have to put out way more money for a smaller place way further out. They look at what they could’ve bought and see how much the value has grown, and there’s definitely a lot to regret over there!

That’s pretty depressing. Is there any good news?

There are always opportunities here and it’s not too late. The value of property here only increases. Truly: we never see drops. So, someone who gets in now can still capitalize on property that will immensely increase in value over the next decade or so. People are more willing to branch out and are looking to the country’s North, as well as to beachfront properties, as worthwhile investments. There are still value-add opportunities in some of the older neighborhoods. People have options.
