Jerusalem Arnona Property Tax the Highest in the Nation


arnAccording to a BDI survey, arnona property tax for residential and commercial properties in Jerusalem is the highest in Israel.

The top ten in the nation for residential arnona tax [in order of highest to lower] are Jerusalem (66.5 NIS/sq. meter), Givatayim (58.1 NIS/sq. meter), Haifa (58.1 NIS/sq. meter), Ramat Gan 56 NIS/sq. meter), Holon 54.6 NIS/sq. meter), Petach Tikvah 54.5 NIS/sq. meter), Bnei Brak 54.1 NIS/sq. meter), Ramat Sharon 53.8 NIS/sq. meter), Kiryat Ono 53.7 NIS/sq. meter), and Rehovot 53.3 NIS/sq. meter).

To the surprise of many, Tel Aviv, charging 42.1 NIS/sq. meter, is among the cities and municipalities in the 30s. The least expensive arnona tax is in Kiryat Shmona, charging 29.6 NIS/sq. meter.

Regarding commercial arnona tax, Jerusalem leads the list again, charging 298.5 NIS/sq. meter) followed by Kiryat Ono with 274.3 NIS/sq. meter), Ramat Gan 269.6 NIS/sq. meter), Bat Yam 267.8 NIS/sq. meter), Herzliya 258.1 NIS/sq. meter), Givatayim 227.9 NIS/sq. meter), Elad 226.9 NIS/sq. meter), Petach Tikvah 226.5 NIS/sq. meter), Tel Aviv 223.9 NIS/sq. meter), and Bnei Brak 214.8 NIS/sq. meter).

  1. So is Manhattan the highest real estate taxes.

    The important and dynamic cities are the highest, no surprise that Jerusalem would be.

  2. #1- Tel Aviv is no less dynamic than Jerusalem. But Jerusalem has relatively less commercial and office space and a much higher percentage of its population are unemployed, poor and receive reductions and exemptions. So that portion of the population that pays arnona must pay a significantly higher rate to compensate.

    There is another solution, of course, which is implemented by cities like Bnei Brak and Taibeh, which is to provide fewer services and to charge less arnona. So far, Jerusalem has escaped that fate.
