Can you tell us your usage in kilowatthours for the last few months?

does Con Ed offer free energy audits? Most utilities do. We found many ways to save electricity throughout the year. This year our electric bill is up a bit,but mostly because of the need for more air conditioning and a new dehumidifier, air filter and cpap machine.

How many refrigerators do you have?

Have you switched to compact fluorescent light bulbs?

If the rates haven’t changed, your bill is likely closely related to the amount of electricity you use.

Might be cheaper to buy one, then sell or gift it when you leave.

Use the /c switch —- that directs xcopy to keep copying despite errors. Could also be a full flash drive or an unreadable sector on the hard drive.

How much of the bathroom is tiled.

To what extent the old bathroom will be demolished.

How much insulation will be added.

    Approximate timeframe.

Will permits be pulled? Who will be responsible for inspections?

To the members of the US and Soviet militaries who liberated WW II concentration camps, Many of them were very young men who could never have dreamed of the horrors they would see, hear, small and feel. Those horrors would haunt their dreams for the rest of their lives.

I respect the Reform movement, without which many nominally religious Jews would have no choice but to become Unitarians.

I would like to put in a nomination for respect for the Jews who serve in the US military, helping to keep the world safe, and protecting the many freedoms, including unprecedented freedom of religion that so many of us enjoy in America.

My stepson is currently in Basic Military Training with the US Air Force and I respect and appreciate his decision to join. Hatzlacha Rabah to him as he goes off into the wild blue yonder.

I don’t understand why communities or shuls don’t hire a shadchan. Pay the person a salary, and he/she can do it as a job, rather than on spec. Seems to me that everyone would benefit.

in reply to: Best ways to check out a prospective tenant #790888

I have been a landlord for over 25 years. I’ve had many good tenants, and only one bad one.

First, I always do a credit check. It costs only a few dollars. If people don’t pay other bills, they won’t pay the rent bill, you can count on that.

Second, I do like to have the lease signing at their current apartment. I don’t look to see that they’re neat and well put together, but rather I look for signs that they have respect for other peoples’ property. The one time I walked out of a lease signing, it was because the tenants were writing phone numbers on the wall paper near the phone. It made me uncomfortable to walk out, but not as uncomfortable as I would have been having them as tenants.

Third, I always price my apartment $50-$100 below market, so I get lots of prospects to choose from. They are going to be my neighbors, and I would like them to be pleasant.

Fourth, I allow dogs (subject to meeting the dog). When I put “pets allowed” in the add, I get loads of nice people beating a path to my door. They tend to stay long periods since it is hard to rent an apt if you own a dog.

Remember that most tenants are really good – you were probably a good one when you rented.

Also, you don’t want a reference from their current landlord, he may be looking to get rid of them because they’re bad tenants. You want a reference from their previous landlord.

Know your federal, state and city fair housing laws. Be very careful not to violate them. Remember that you need not (and should not) give a prospective tenant a reason for not renting to them.

Being a landlord has been one of the most fulfilling jobs I’ve ever had, but you must remember it’s a service job. If a tenant calls you in the middle of the night to report a leak in the basement, be grateful that he is alerting you right away, and not letting the leak continue until it can do more harm.

    Hatzlacha rabah.

Yes, that complicates things. Plus, birthdays aren’t evenly distributed across every day of the year, as you might expect. More babies are born on certain dates and certain times if the year.

Yes, the odds the baby beat are only 365 to 1.

The bithdays are independent events, and the parents already shared birthdays.

when I stayed at Newark airport a few times a few years ago I bid for hotels on priceline.com – most of the airport hotels are ok – american standard hotel rooms, all with shuttles to the airport. The price of the rooms in 2002 was about $35 for my winning bid.

The criminal justice system in New York seems to be handling this case well. The US system of justice is not perfect, but it does conscientiously attempt to be fair and find justice. It does have its flaws and it makes its errors.

Thus far, the NYPD, the district attorney’s office and the judiciary have done a conscientious, commendable and remarkably good job on this case.

The final verdict will come from the True Judge, but for now we need to leave it up to the police, the DA and the judge, and perhaps the penal system.
