I’ve seen leases with the clause that as long as there is 24-hour notice, he can show the apartment during any daytime hours during the final month/2 months of the lease. Hopefully he’ll respect your wishes re Shabbos/the birthday party, but depending on the lease it could very well be his right.
There are very few jurisdictions that don’t regulate residential leases, so most provisions of your lease are subject to overriding law anyway.
I would definitely, as a tenant, read that as including a reasonability clause. For example, you can’t set up shop in my apartment every day, all day, for the last two months. No contract can possibly include every eventuality, and I can’t imagine any court would read that literally.

I once had a broker try to come on shabbos because I didn’t answer the phone. He accosted me when I came home, with a prospective tenant, and asked if he could come in and see the apartment. I said, “no, call my phone,” went inside and locked the chain.

Of course the landlord has the right to show it. But that doesn’t mean any time of day or night. You’re still paying rent and living there, and are obviously entitled to set hours that you aren’t showing it.

I knew that! I was the one who parked there, and then hired someone to try to dig it out who was in on the joke, and I stood and laughed, and the joke was on you because while you were standing and laughing, I hired someone else to put a sign by someone else’s spot threatening to slash their tires, and signed it with your name and address, and then slashed their tires.

I don’t agree. The landlord’s right is not to enter at any time whatsoever. You still live there, and have the right to block off times.

However, I assume I will see you undigging your car, and will use that opportunity to stand and watch and laugh so hard as to be worth your slashing my tires. To ensure I have sufficient time to see you undigging and enjoy, please note I have poured water over the snow pile. This is not a promise.

It works well, since this way people actually shovel out the spots instead of just moving enough snow around to get their car out.
However, the reason that isn’t the rule in NY, is that there are not actually enough spots on the street for everyone to be parked there at the same time. So if your rule were the rule, the people who were at work, or wherever, when the snow fell, would not be allowed to come home for your two days. (And it isn’t as if they could park on the next block–there’s someone taking every spot there also.)
So while I sympathize with your digging out your car only to have someone else grab the spot, I also sympathize with the dude who went to Lakewood for shabbos and now has zero spots to park in in NY (under your rule).
Snow in NY really stinks. Well, actually, NY really stinks.

Also, agreed absolutely. The main issue I have is the optics that we have a religious institution getting involved in illegal activities, even though the DOJ is currently not prosecuting cases (my understanding is they could change their mind on a dime, retroactively).
