There is no inherent reason why one can’t make a contract over the internet (or through the mail), either by halacha or the goyim’s law. The only issue if proof of identity (ask for a moment if in the past you had to show your passport or drivers license or ID card when selling hametz).

For at least the past ten years, I think even longer, there have been several web sites allowing people to sell their chometz online. Just search for “sell your chometz” and you will find it.

As such there’s no problem going to your Rov’s house and selling it in person just like you do every other year. There needn’t be 10+ people in the house with the Rov. Everyone can come at a different time; even by appointment.

Therefore virtual selling should also be good.

No, a sale requires a kinyan, mot kinyanim require both parties (He might be able to do a chazaka on karka aquiring chometz with kinyan agav alone)
now, most of us don’t sell our chometz. We appoint the Rav to sell for us. That appointing of a Rav, pashtus DOES NOT require a kinyan, sure in most yeas we can be “mehader” to appoint the rav wit a kinyan, but as most poskim do’t require that , the Rav can be appointed virtually.
