When someone I care about is thinking about borrowing from a lender they’ve never used before, and I can’t vouch for their track record, I always suggest using an escrow account for those initial ‘good faith deposits’ (or whatever fancy name they give it). That way, the money’s not just sitting with the lender until everything’s finalized. Most legit lenders who haven’t done business with you before should be cool with that setup.”
